Clear rules for a trusted marketplace.

1. Agreement and eligibility

These Terms and Conditions (“Terms”) govern access to Plural Properties websites, mobile applications, communications, and related services (collectively, the “Services”). By accessing or using the Services, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Services.

You must be at least 18 years old and legally able to enter into a binding agreement. If you use the Services for a company or other organisation, you represent that you are authorised to bind it to these Terms.

2. Our marketplace role

Plural Properties provides tools for discovering and advertising property, finding professionals, communicating, saving listings, and managing marketplace activity. Unless expressly stated otherwise, we are not a party to an agreement between users and do not act as a buyer, seller, landlord, tenant, agent, broker, lawyer, valuer, inspector, lender, or insurer.

We may review, moderate, verify, rank, feature, restrict, or remove content, but we do not guarantee the identity, authority, licence, availability, condition, legality, quality, price, or suitability of any user, property, professional, service, or transaction.

3. Accounts and account security

• Provide accurate, current, and complete registration information.
• Keep login details confidential and promptly notify us of suspected unauthorised access.
• Do not impersonate another person, create deceptive accounts, or transfer an account without permission.
• You are responsible for activity performed through your account, except where applicable law provides otherwise.

4. Listings, profiles, reviews, and user content

You are responsible for content you submit. You represent that you have the rights and authority needed to publish it and that it is accurate, lawful, current, and not misleading.

• Property listings must accurately describe the property, location, price, availability, media, material conditions, and your authority to advertise it.
• Professional profiles must accurately describe qualifications, services, experience, licences, and service areas.
• Reviews and communications must reflect genuine experiences and must not be threatening, discriminatory, defamatory, fraudulent, or unlawfully promotional.
• Update or remove content when it is no longer accurate or relevant.

You retain ownership of your content. You grant Plural Properties a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, adapt for technical display, distribute, and display that content as reasonably necessary to operate, promote, secure, and improve the Services. This licence ends when the content is deleted, except for reasonable backups, legal retention, and content already shared with others.

5. Enquiries, services, tours, and transactions

Users are responsible for their communications, inspections, due diligence, negotiations, contracts, deposits, payments, professional advice, and regulatory obligations. Before committing or sending funds, independently verify the property, the other party’s identity and authority, material facts, payment instructions, and the written agreement.

A tour request, enquiry, saved property, verification mark, profile, search result, or platform statistic does not create an agreement or recommendation and does not guarantee availability, suitability, a response, or a completed transaction.

6. Paid products and featured placement

Prices, taxes, duration, placement, renewal, cancellation, and refund information for a paid product will be shown at purchase or in additional product terms. You authorise the applicable payment provider to process the amount presented.

Featured placement may increase visibility in selected parts of the Services, but it does not guarantee ranking, views, enquiries, tours, a sale, a rental, or any return on investment. We may adjust placement to maintain marketplace quality, comply with law, or address misuse.

7. Acceptable use

You must not:

• use the Services for fraud, deception, harassment, or unlawful discrimination;
• publish content that infringes intellectual-property, privacy, publicity, or other rights;
• scrape, harvest, copy, or access the Services through automated means without written permission;
• bypass access controls, introduce malicious code, interfere with operation, or test vulnerabilities without authorisation;
• manipulate reviews, statistics, search results, enquiries, or featuring systems;
• collect another user’s information for an unrelated purpose or send spam; or
• use Plural Properties branding or content in a way that falsely suggests endorsement or affiliation.

8. Plural Properties intellectual property

The Services, including their software, design, branding, logos, compilation, and original content, are owned by or licensed to Plural Properties and are protected by applicable intellectual-property laws. Except for the limited right to use the Services under these Terms, no rights are transferred to you.

If you believe content on the Services infringes your rights, contact us with sufficient information to identify the work, the allegedly infringing material, your contact details, and the basis for your request.

9. Moderation, suspension, and termination

We may investigate content or activity and may reject, restrict, remove, or suspend access when we reasonably believe it violates these Terms, creates risk, harms marketplace integrity, or is required by law. Where appropriate, we may ask for additional verification.

You may stop using the Services at any time. Provisions that by their nature should survive termination—including content licences already exercised, payment obligations, disclaimers, liability limitations, and dispute provisions—will survive.

10. Disclaimers

To the maximum extent permitted by law, the Services are provided “as is” and “as available.” We disclaim warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, availability, and uninterrupted or error-free operation.

Marketplace content is supplied by users and third parties. It is not legal, financial, tax, valuation, inspection, or other professional advice. Obtain independent advice appropriate to your circumstances. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.

11. Limitation of liability and indemnity

To the maximum extent permitted by law, Plural Properties and its affiliates, officers, employees, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or loss of profits, data, goodwill, opportunity, or business arising from the Services or a user transaction.

Where liability cannot be excluded, it will be limited to the greater of the amount you paid Plural Properties for the relevant paid service during the 12 months before the event giving rise to the claim or the minimum amount required by applicable law.

To the extent permitted by law, you agree to indemnify Plural Properties against claims, losses, and reasonable costs arising from your content, your transaction, your violation of these Terms, or your infringement of another person’s rights.

12. General terms

We may update these Terms as the Services or applicable laws change. The updated version will be posted with a revised date, and additional notice will be provided where required. Continued use after the effective date means you accept the updated Terms.

If a provision is unenforceable, it will be modified only as much as necessary and the remaining provisions will continue. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a business transfer or reorganisation.

These Terms are governed by applicable law, without overriding any mandatory consumer rights. Courts or dispute-resolution bodies with competent jurisdiction may hear a dispute unless separate written terms lawfully provide otherwise.
